Trinity Health Mid-Atlantic Opens New Practice at Springfield Plaza

Willner Properties is pleased to announce that Trinity Health Mid-Atlantic Medical Group has opened a new medical practice at Springfield Plaza, leasing approximately 5000 square feet at 905 W. Sproul Road, Suite 100, Springfield, PA.

The new practice will provide primary care, general surgery, breast surgery, and vascular surgery services, expanding healthcare access for residents throughout Delaware County. The primary care providers at the new location include Namir Kosa, MD; Jesse Coale, PA; Patti Ferro, NP; and Shormeh Otsin, MD.

Ryan Baker

Chief Operating Officer

Ryan Baker has more than 25 years of experience in real estate operations, asset management, and portfolio leadership across commercial, retail, office, medical, mixed-use, and multifamily properties throughout the United States, Canada, and Puerto Rico. He has spent approximately 15 years in private equity real estate and 10 years in the institutional, NYSE publicly traded REIT sector.
 
His experience includes portfolios encompassing approximately 13.5 million square feet of commercial real estate across retail, office, medical, mixed-use, and multifamily properties in multiple markets. Mr. Baker has overseen portfolios valued at more than $3 billion and redevelopment projects totaling approximately $400 million. Through strategic initiatives in operations, revenue management, asset management, and marketing, he has contributed to more than $600 million in portfolio value creation.
 
Mr. Baker also served as Vice President and Managing Broker, overseeing the New York City and Philadelphia offices of an AI-powered retail real estate advisory and brokerage platform focused on site selection, market analysis, and real estate strategy for multi-unit brands. He has held executive leadership roles as a Chief Operating Officer and Partner and has served on numerous corporate and community boards, including LPSWC, a utility company, and various community association boards.
 
Mr. Baker holds credentials as a Real Estate Broker, Builder/Owner Salesperson, and Real Estate Salesperson. He has served on the Legal Affairs and Risk Management Committees of IREM and a publicly traded REIT, the Legislative Committee of IREM, and as an Environmental, Sustainability, and Governance (ESG) Ambassador.
 
Mr. Baker earned a Master’s Degree in Business from SUNY Polytechnic Institute and a Bachelor’s Degree in Business from OSU. He furthered his executive education at Harvard Business School, completing postgraduate studies in Strategy Execution, and serves as a mentor through The OSU Alumni Association’s Alumni Sharing Knowledge program. He is also a member of the Veterans of Foreign Wars (VFW) Auxiliary.

Dave Galiffa

Property Operations Manager

David Galiffa is an experienced operations and property management professional with more than 20 years of leadership experience spanning property management, retail, hospitality, and multi-site operations. Throughout his career, he has built a reputation for delivering exceptional customer service, improving operational efficiency, leading high-performing teams, and maintaining first-class facilities. His background includes overseeing large-scale building operations, managing, multi-unit retail and restaurant locations, driving marketing initiatives, and implementing processes that improve both resident and customer experiences.

 

David brings a hands-on leadership style and a strong commitment to building lasting relationships with residents, clients, vendors, and team members. His experience in facilities management, budgeting, vendor coordination, team development, and day-to-day operations provides him with a well-rounded perspective that helps create communities where people enjoy living, and businesses can thrive.

 

Outside of work, David enjoys traveling, spending time with family and friends, and is an avid Philadelphia sports fan who rarely misses a chance to cheer on the Eagles and Phillies. Zion Clark

Zion Clark, a Baltimore, Maryland native, is currently enrolled at Drexel University and serves as the Real Estate Intern at Willner Properties. In his role, he is actively involved in multiple areas of real estate, including property management, maintenance and operations, leasing and tenant relations, web development and design, as well as social media and marketing. 

Over the past several years, Zion has developed a strong passion for real estate. By gaining hands-on experience in various sectors of the industry, he has been able to better understand where his interests and strengths align. This exposure has played a key role in shaping his long-term career vision. Zion’s ultimate goal is to revitalize run-down communities in cities, establish his own real estate firm, and expand his business nationwide. With dedication, time, and hard work, he is confident that these goals can become a reality.

Outside of work, Zion enjoys spending time with friends and staying active. His interests include playing and watching basketball, traveling, and thrifting. He has also developed a growing passion for cooking, particularly exploring more refined and creative dishes. A dedicated football fan, Zion supports the Baltimore Ravens and looks forward to seeing them win another Super Bowl.

Paula Macrina

Paula Macrina serves as the Property Operations Coordinator at Willner Properties, where she supports the daily operations of the company’s diverse residential and commercial portfolio. She works closely with property management, leasing, and maintenance teams to promote efficient processes, responsive service and clear communication across all assets.

With a strong background in property administration and customer service, Paula is recognized for her organization, attention to detail, and proactive mindset. She assists with leasing coordination, tenant and resident communications, vendor follow-ups, and key operational workflows that contribute to well-run properties and positive occupant experiences.

Outside of work, Paula enjoys spending time with her children and caring for her animals, balancing her professional dedication with a strong commitment to family life.
